Longevity, Durability, and Fire Resistance

Metal roofs are some of the longest-lasting roof systems available, with most offering decades of service life. They are extremely resistant to the elements, including hail, UV rays, salt spray and more. Unlike other roofing materials, metal will not absorb water and the slope of the system will typically avoid ponding water that commonly occurs on flat roofs.

Most metal roofs require little slope for drainage so it’s well-suited for low roof profiles. Metal roof panels are lightweight – up to 10x lighter than many roofing systems. Most panels are made of up to 50% recycled materials and can be up to 100% recycled again after its useful life on the roof.

Metal roofs are also the most fire-resistant roof systems to provide peace of mind should a fire occur at your facility. Most metal roofs achieve a Class A rating with UL 790 standards of testing, which is the highest level of fire resistance.

Type of Commercial Metal Roof Replacements

There are several types of metal roof systems based on the style of the panel.

Standing SeamArchitectural or Non-Structural Standing SeamExposed Fastener

Standing Seam

This is a common metal roofing system that connects panels at vertical seams to prevent water intrusion. Standing seam roofs typically have concealed fasteners for a sleek, clean appearance and the panels are not penetrated by external fasteners. This system is ideal for low-slope or flat roofs.

Architectural or Non-Structural Standing Seam

This system requires a solid deck underneath because it is basically a floating clip system. This accommodates thermal expansion and contraction. There are minimum or no exposed fasteners and it is commonly used on facilities with a visible roof because it is aesthetically pleasing.

Exposed Fastener

This type of system can be structural or non-structural. The fasteners penetrate through the panel to attach the metal to the substrate. This system is generally the most economical but is not considered to be as watertight as the others, due to the penetrations from the fasteners.

Improved Aesthetics and Efficiency

The varying types of metal roof systems can help improve the overall look of a facility. The wide range of colors and textures offer many more decorative possibilities than standard roofing systems. A sloped metal roof can be installed over an existing flat roof to give an entirely new architectural effect.

The color of the roof panels can also play an integral role in improving the energy efficiency of a building. The reflective qualities of lighter-colored metal roofs can
reduce cooling costs. In addition, by installing a metal roof over an existing roof, this can allow space for more insulation to provide further energy efficiency.
