Your facility’s roof is one of the largest and most costly assets of your portfolio. It’s important to truly understand what’s happening not only on the roof’s surface, but also below the membrane. A standard visual inspection can diagnose obvious issues like punctures, open laps, or deteriorating flashing but it takes a deeper dive to truly understand the roof’s performance and identify major issues like wet insulation or decking decomposition.

Remaining Useful Life in Commercial Roofing

Remaining Useful Life or RUL is the remaining time (in years) until the roof is no longer economically viable. When the remaining useful life (RUL) of the roof is less than three years, repairs are no longer the most cost-effective option for maintaining performance. In such cases, alternatives like restoration or replacement offer better life cycle cost efficiency.

The SR PreVision process analyzes all the data collected from the roof, including the laboratory testing of the core samples, and scientifically determines your roof’s RUL down to the year and month. This information is critical to identifying the right maintenance strategy, repair/restoration interventions, and budget planning.

Objectivity in Commercial Roof Inspections

Objectivity is so important in any type of inspection but especially in commercial roof inspections. That’s why we don’t rely solely on one person’s recommendation for what he/she believes the roof needs. Unfortunately, most roofing contractors will recommend a replacement because it benefits their bottom line, not yours.

That’s why we rely on detailed, scientific processes in our SR PreVision program from inspection to analysis. The SR PreVision team is a group of specially trained technicians who only perform SR PreVision inspections. These technicians use a tablet with proprietary software to go step-by-step in data collection from the facility. This process means consistent data collection, no matter the facility.

Objective data collection is then combined with scientific testing of a core sample from the roof and fed into our Simetrix database. The result is a detailed condition report with recommendations for resolution and RUL extensions – all based on fact, not opinion.
