What are special challenges for convenience store roofs?

The roofs are convenience stores are typically small, flat roofs. Unfortunately, less sq. ft. doesn’t translate to less roof leaks – it can often mean more roof issues.

Equipment Penetrations

C-store roofs usually have an abundance of equipment and penetrations, one of the biggest culprits of water intrusion.

  • Exhaust Vents for Temperature Control. Convenience stores often have coolers and food preparation areas, meaning there are several exhaust vents penetrating the roof’s surface. These vents are necessary to help keep cold areas cold and release heat from cooking areas but the more penetrations, the more likely water can enter the roof membrane.
  • HVAC Equipment. In addition to equipment related to food preparation, C-stores also have HVAC units. This not only means more penetrations and heavy equipment on the roof, but it also means more traffic for contractors servicing this equipment.

Condensation

In addition to penetrations, the food and beverage coolers of convenience stores can often lead to condensation. This can negatively impact the walls, windows, and even the roof deck.

Grease Spills

Grease and other oil and contaminants from food preparation can quickly deteriorate a roof. Properly cleaning and maintaining grease traps is extremely important.

Vegetation

Convenience stores are often in areas with landscaping, including trees. While beautiful, these can lead to increased risk of vegetation growth on the roof. It also means that gutters, drains, etc. need to be cleaned more frequently to avoid back-ups and clogs.

Membrane Damage

Most C-store roofs are single-ply roof systems, which are cheaper to install but do not age well. The roof membranes of convenience stores is often damaged from UV rays, weather elements like hail, foot traffic, and more.

Canopy/Awnings

The metal canopies or awnings over convenience store entries and fueling areas experience all types of damage, including rust, vehicle strikes, dents, fasteners backing out, and wind uplift damage.

Routine Roof Maintenance for Convenience Stores
